Who are GM&K?

Holding Fee

The holding fee is a one-time payment to confirm that you are serious about the property and want to proceed with your application to the Landlord.  It’s a one-time payment because you can apply for more than one property at the same time.

It’s only a one-time payment!

If you decide that you don’t like the property, you can change and apply for a different offer without paying another holding fee.

You can still apply for the same or a different offer within 30 days without paying another holding fee to apply for a new property. If you need more time, we can extend it for you. Just send us an email before the 30-day period ends.

How much is Holding Fee?

Our comprehensive set of services is available for an initial flat fee payment! £285

What is your cancellation and refund policy for orders and holding fees?

You can cancel your order and receive a full refund within 48 hours of placing it, provided you have not started using our services. If you wish to cancel in the future, we may be able to offer a partial refund, provided we have not initiated any of the ‘Stage 2’ services. Please note that we cannot offer a refund for services already performed.  You can get full refund with 48hr if you start using our services.

If you fail to take all reasonable steps to enter into a tenancy agreement within 15 days of paying a holding fee, the fee becomes non-refundable.

When we can keep a Holding Fee:

Only pay a holding fee if you’re serious about taking on the tenancy. The landlord or agent might keep the money if you decide not to go ahead.

The landlord or agent can only keep your holding fee if you:
  • Decide not to rent the property.  For example, you rent find better property in other agency.
  • Misled the landlord or agent. The landlord or agent can keep the money if you have misled them about something that affects whether they offer you a tenancy. For example, if you said your income was a lot higher than it is.
  • Fail a right to rent immigration check For example, The landlord or agent can’t legally offer you a tenancy if you fail a right to rent check.
  • Fail to take all reasonable steps to enter into a tenancy agreement.

We don’t charge any lettings fee. Other Fees, from 1st June 2019.

  2. You can apply faster online, so you will receive an email with instructions and a link to the application to apply for the property in 25 minutes.
